Pinion Seal gone bad???

Went to move my car from its winter sitting spot and found a puddle onderneath it,wipe it with my finger and it smells like gear oil so i jacked it up and the yoke on the rearend is all wet!!!!! im assuming its a pinion seal because the rearend cover itself isnt wet...anybody replaced one before??

My guess is that ill need and impact gun to take the yoke nut off then shouls be able to pop the old seal out?
