Idle problems, computer code 33 & 44

Idle problems, computer code 33 & 44

I'm having idle problems: sometimes it idles to high (1000-1200 rpm) and some times too low (400-500 rpm) and some times when it is idleing low, the motor dies when I let the gas.
I checked for codes yesterday an gave me:
33: High voltage ( low vacum ) at MAFS
44: Oxigen sensor lean
Could some one explain what does this mean or what can be causing this problems.
Any input will be apreciated
