Need 700r4 Malfunction Diagnosis

Car: 91 Firebird/88 Firebird/91 Formula
Engine: V6 3.1/V8 5.0/V8 5.0
Transmission: 4L60/700R4/4L60
Axle/Gears: 3.23/2.73/2.73
Need 700r4 Malfunction Diagnosis
Have a 700r4 in a base model 91 Firebird. Has a rattle in the back end until is warms up and is leaking a little fluid that I haven't been able identify from where yet. Shifts through all gears without any problems at the appropriate times as well as OD. It will not shift into manual 1st or 2nd without extraordinary force while parked. Any ideas as to what may be causing this and how much longer the tranny may last?
