Confused on wheel offset would like to know if new wheels fit

Hey guys, I'm ordering a set of wheels. 20x9 and 20x10.5...
I was wondering, since both wheels have a +35 offset, are they going to fit both the front and rear?
I'm lowered on Eicbach sport springs I believe? with no rubber isolators just heater hose mod. It's been so long lol.. they're red if that can help pinpoint which ones im lowered with lol..

Am I going to run into any fitment issues? Currently on C6 5 spoke wheels... rear is 10 inch I forget the front. No rubbing at all, only banged in the fenderwells. I don't mind cutting if I have to.

2 Inch spacers all around. I'm getting a 4th gen rear end and c5 front brake upgrade. if that matters any. I know it'll matter for the rear.

TL;DR:
Will a 20x9 +35 and a 20x10.5 rear +35 fit a third gen with 2 inch spacers all around, or with a 4th gen rear and 2 inch spacers up front?

I don't want them sticking out the fenders. Even with the fender, or in is what I prefer. I got a really good deal on these sicks wheels, I hope the spec is right to fit. the tire shop says they will but I'd rather talk to you guys who aren't selling me something lol.

On another note, don't give me the bs about how 20's will be ugly or anything. Please keep opinions to yourself, this is my car I'll build it how I want to. These are my cruiser rims (hopefully)

Thanks in advance..

There are a LOT of variables that you're playing with. Not factory brakes, not factory rear, not factory wheel width OR offset....but ultimately it comes down to simple math. Ya gotta get in there with a ruler or tape measure and start taking measurements. Get the difference in 3rd gen and 4th gen rears and right that number down. Right down the offsets and widths of what others are using without issues. Just start doing the math.

Here's a great link explaining how the offsets are measured.

35mm spacer or 1.5" front, shoot for zero offset . The rear would fit with a 3/4 spacer, will never work with a 4th gen rear. You want about 6.5" of backspacing or 17ish mm of offset and a little hammering.

Are these wheels the correct bolt pattern? I ask because the offset is odd
